Major New Housing Community Proposed for Treendale

A Major Investment in the Greater Bunbury Region



Large-scale investment is often one of the strongest indicators of confidence in a region’s future.



That is why Aspen Group’s acquisition of a major accommodation complex near Treendale and Australind is attracting attention across the Greater Bunbury property market.



Aspen entered into a conditional contract to acquire the approximately 18-hectare property for $32.25 million, excluding transaction costs. The site was originally developed by Albemarle Corporation to accommodate workers connected with the planned expansion of the Kemerton Lithium Plant.



With that expansion no longer proceeding, Aspen has identified an opportunity to reposition the site into a permanent residential rental and lifestyle community, subject to Council and other necessary approvals.





Why Should Local Property Owners Pay Attention?



Major property groups do not usually invest tens of millions of dollars into a region without carefully considering its population growth, housing demand, infrastructure and long-term economic outlook.

The community buildings, offices, storage areas and supporting facilities provide approximately 5,000 square metres of floorspace.



There is also approximately 10 hectares of additional land where earthworks have already been completed and some civil infrastructure has been installed. The approved Structure Plan allows for approximately 450 residential dwellings across the wider site.





Plans for New Residential Rental Accommodation



Aspen is considering converting the existing transportable accommodation into a mixture of one-bedroom and two-bedroom self-contained homes.



The current buildings contain four furnished rooms, each with its own ensuite. Under the proposed conversion, some rooms could become kitchen and living areas, allowing the buildings to be transformed into complete residential homes.



Aspen’s preliminary proposal suggests approximately 130 rental homes could be created, with a possible 50/50 mix of one-bedroom and two-bedroom properties.



The presentation also identifies opportunities for a variety of leasing options, including long-term residential rentals, furnished accommodation, corporate leases and short-stay accommodation.



This variety could help meet the needs of local workers, individuals, couples, downsizers and people relocating to the Greater Bunbury region.





A Proposed Over-50s Lifestyle Community



Aspen is also considering developing an approximately 250-home over-50s lifestyle community on the remaining land.



Residents could potentially benefit from the substantial clubhouse, landscaped grounds and shared community facilities already built on the property.



Lifestyle communities have become increasingly popular with people looking to downsize while maintaining independence, security and access to shared facilities.



Aspen has indicated that Council and other approvals could be pursued within approximately 12 months, with new home settlements targeted within approximately 24 months. These are proposed timeframes only and may change as planning progresses.





What Does This Tell Us About the Bunbury Market?



Aspen’s proposal highlights the continuing demand for more housing throughout Bunbury and surrounding communities.



The presentation identifies shortages of affordable accommodation as one of the reasons supporting the project. It also points to the Greater Bunbury region’s population growth, proximity to Perth and Mandurah, access to major transport routes and strong local employment opportunities.



Australind is located approximately 12 kilometres north-east of the Bunbury CBD, while the broader Bunbury region has a population of more than 200,000 people. Aspen estimates that the regional population increased by approximately 9 per cent over the previous five years.



These factors continue to make the region attractive to homeowners, renters, investors and larger property groups looking for long-term opportunities.



Will More Rental Properties Create Competition?



The addition of new rental accommodation could eventually provide tenants with more choice. However, the impact on the local market will depend on the final approvals, number of homes, rental types and development timeframes.
